Now don’t get me wrong, your real estate investment goals could be to hold 100% of the time. If that is the case, then this message doesn’t apply to YOU. If your primary exit is to wholesale deals, you need a strong buyer’s list.

Tip #1 - Go to free ad sites i .e. Craigslist, Kijiji, Lycos, Backpage, etc and submit information on houses you have available for wholesale.

Example Title: Buy at 32% Below Market in SE Washington, DC

Ad Body: Visit (Your Website) to be added to our buyer/investor list. Buy this 4 bedroom 2 bath rambler with basement in the subdivision of Anacostia SE Washington, DC. The property is valued at $345,000. We negotiated a price of $219,000 with the seller. Our contract assignment fee is $7,500. The property needs $5,000 in repairs. Visit (Your Website) to be added to our buyer/investor list.

You can provide pictures and other details that a buyer would want to know. Always include a direct email address on your ad so you can capture the investor/buyer email address when he/she corresponds. If you don’t have a website that has information capture, then simply request an email from interested parties.

Tip #2 - In the ad itself you will need to invite viewers to visit your website if they would like to be added to your buyer list.

Tip #3 - Knowing that only one investor can purchase the deal from you, the investors that missed the boat on the posted add get solicited for other deals you have. I Guarantee you will have an out of this world list in just a few weeks of posting ads. Good Luck.

Sometimes you can put a “Special House” on one of the free classifieds sites. “Special Houses” are properties that you do not have under contract at all. “Special Houses” ads are used to solicit investors for specific geographic areas. You post ads for certain subdivisions in a particular area and wait to see where most interest comes from. Once you have a winner, you have found the farm area for your operation. You have investors you need to find properties for instead of having properties you need to find investors for. Stay a step ahead of the Game.
