Every seller wishes to sell their home for the most and seal the best deal. In principle, it’s easy to do so - all that needs to be done is to find ways to trigger instant feelings of attraction. Believe or not, every single home has great potential and a few simple changes can result in dramatic increases on the final selling price.

To start with, you have three different options which you might choose depending on the budget and time frame available:

* The DIY approach - It’s the most cost effective option, but can be time consuming due to research and own work

* Sellers agents - Some real estate agents are also very good at staging and they’re offering help and advice

* Hiring a professional home stager - Brings arguably the best results, but can be expensive

The results will show, whichever you choose. However, even before you start, there are a few important questions you should answer:

* Who is the dream buyer? - Determine the buyer profile for your home. This will depend a lot on the location, the size of your property and its features.

* What does the dream buyer want to see? Think about the wishes of these people. What features will make them happy? What is the most convenient setting? If you’d really like to make the most out of it, consider purchasing things that will make it really easy for them to switch and start living to the fullest potential in the shortest amount of time.

* What should the dream buyer never see? Think about removing as many of your own personal belongings as just only possible. Let the buyers envision THEIR belongings in the space of your home. Also, anything old (if it’s not to be considered antique) should go. Put these items into storage for the showing period or hide them somewhere where potentional buyers won’t see them.

* What are the most cost effective options and changes that will likely push the homes price higher? It’s always a great idea to start with the actions that will make the most impact. Think about the best features of your home and emphasize them, while the same applies in the reverse case.

Once you have answered these questions, it’s time to get back to work. Improvements will come from a lot of different angles, and it’s beyond the scope of this shortened version of my article to deal with every one of them.
